This Testing and Commissioning (T & C) Procedure aims to lay down the minimum testing and commissioning requirements to be carried out on air-conditioning, refrigeration, ventilation and central monitoring and control system installation in the Buildings. Such requirements are applicable to both new installations upon completion and existing ones after major alteration.
Design, Execution, Testing and Commissioning of:
- Chilled water AC system which consists of chillers, pumps, air handling units, ducting & insulation, chilled water piping and welding, valves and the application of all types of insulation depending on the requirement.
- Package Unit System which consists of installation of the units that contain the compressors, condensing fan, condensing coil and the blower and all the required ducting (accessories and insulation) to the required rooms.
- Duct Split Unit System which consists of the installation of the outdoor unit (compressor, condenser and expansion coil) along with the indoor unit (evaporator, cooling coil and filters) along with the installation of ducts, accessories and insulation.
- Control Circuit Units which consists of the installation of outdoor units, indoor unit and the connection between the indoor and the outdoor units depends on the requirement.
- VRF Air Conditioning System which consists of the installation of the outdoor unit with the refrigerant piping to multiple fan coil units along with the required pipe insulation, ducting and accessories.
- Ventilation System which consists of the installation of extract and exhaust fans along with the required ducting and insulation.
Checking procedures on Building Services Installation:
- Air intake screens and louvres are unobstructed and clean; Fan and other equipment chambers are clean and free of construction debris;
- Floor gulley’s and drainage traps are clear; Fans are checked for impeller housing clearance and free of foreign objects;
- Heater batteries and cooler batteries are clean and fins combed; Cooling coil condensate trays and humidifier drains are unblocked; Dampers are clean; Ducting and other airways are clean;
- All electrical wiring circuits (power, lighting and controls) are completed, or will be completed at the correct stage during the commissioning period;
- All electrical panels are commissioned and clean; Lighting systems are switched on;
- Permanent power supply is available at the electrical panels and all the connected equipment can be switched on;
All equipment is checked for:
- Equipment rotation (fan kicked only);
- Lubrication; Belt tension;
- Motor fixings; Duct flexible connector correctly aligned;
- Keyway and setscrew tightness;
- Clean condition; Vibration isolation adjustment;
- Correct operation of VAV control gear;
- Correct overloads and amperages; Investigate and locate all stop
- start, disconnect and circuit interruption devices;
- and Inspect fan inlet and outlet to ensure satisfactory performance conditions are provided.
